The property is the family's main residence in Greece and is being sold due to our permanent residence abroad.
The property is located at the right (Eastern) end of a complex of four detached houses on Asklipiou Street, near Agios Charalambous church.
The residence consists of three levels:
- The lower ground floor (66.44m2) is a small apartment consisting of a spacious bedroom, a living room with a large fireplace, a small but fully functional kitchen and a bathroom-WC with a shower. The apartment is accessed directly from the garden but also internally via an internal staircase (lined with Lakoma stone slabs). On this level is also installed the warehouse of the residence (with cupboards and shelves) as well as the boiler room which includes the heating boiler, the water Boiler, the automatic watering mechanism and a small storage area. The oil tank was custom made from heavy duty metal, with a 2.5tn capacity, installed outside the building in contact with the engine room and lined with cement board insulated walls. The floors of this ground floor level are covered with ceramic tiles (40X40cm).
- The second and third levels constitute the main residence of the family. Specifically:
On the second level (61.91m2) the living room (approx. 40m2), the kitchen (approx. 11m2), a bathroom-toilet (approx. 5m2), with shower and the vertical circulation staircase (with solid oak steps) were arranged. In contact with the main south façade of the living room is a covered large terrace (approx. 20m2) equipped with a large shading awning and two lateral vertical shading awnings. In contact with the kitchen on the east side of the building is a covered auxiliary balcony (approx. 4m2). The access to this floor (main entrance of the residence) is carried out directly from the garden through an external staircase, the landing of which is protected from the weather by a glass enclosure. The floors of the second level are lined with ventilated, insulated, soundproof wooden (Oak) planks, except for the Bathroom-WC which is lined with ceramic tiles.
The third level (55.12m2) accommodates the master bedroom (approx. 16m2), two rooms (approx. 12m2
and 11m2), a Bathroom-WC (approx. 8m2) with a hydromassage bathtub and the staircase of vertical communication of the residence (lined with solid oak steps). The floors of the third level are lined with ventilated soundproof wooden (Oak) planks, except for the Bathroom-WC which is lined with ceramic tiles. All the roofs of the third level are covered with insulated ceilings made by well selected chestnut wood boards. In contact with the main south façade of the bedrooms is a covered large terrace (approx. 20m2). In contact with the third room on the east side of the building is a covered auxiliary balcony (approx. 4m2).
All rooms have large wooden wardrobes, set of drawers, beds with bedside tables, lighting outfits etc equipment. One of the children's rooms has a multipurpose desk and a wooden bookcase. The second children's bedroom is equipped with new KETLER fitness equipment.
All the internal doors of the house are made of solid Oak wood.
The interior doors in the ground floor apartment are made with natural Oak veneer.
All the exterior frames of the house are made by double-glazed synthetic profiles, with aluminium shading rollers. The residence entrance central security door is covered with synthetic veneer on the outside and natural veneer on the inside.
The entire residence is covered by a thermally insulated and waterproofed ceramic roof.
The garden (approx. 100m2) is landscaped (plantings, paving, fountain, parking, etc.) and fenced with a 60cm hight wall and a 50cm hight railing. Access to the garden is via an opening metal gate and an electrically sliding (with remote control) 3m wide metal gate.
The external masonry was made of double brickwork with internal thermal insulation. In addition we applied an extra thermal façade on all the external surfaces of the building. The external strong insulation combined with the internal wooden coverings of floors and ceilings contribute decisively to the significant saving of fuel for heating (indicatively - with prudent use - no more than 2.5tn is consumed per year for heating and hot water supply).
